Active inventory climbed to 1,888 homes &mdash; 13% more than June 2025 and the most listings of any June in three years. But pending contracts fell from 1,453 to 1,206, a 17% drop in four weeks. The Contract Ratio slid from 0.87 in April to 0.80 in May to 0.64 in June.

Herndon's June: The Sellers Who Walked Away From the Table

&#129416; Discovery's Shark Week premieres Sunday. Something happened in Herndon in June that didn't happen anywhere else on the Rt. 7 corridor &mdash; and it's in the Detached numbers. &#129416;

This is the Herndon edition of Hud's Compass Gen 1 &mdash; the first and only Market Intelligence Index for Northern Virginia.

June 2026 in Herndon: mortgage rates held between 6.47% and 6.52%. Active inventory went nowhere &mdash; 122 homes in May, 121 in June. And here's what separates Herndon from every other market on the corridor: inventory is down 11.7% versus June 2025. While the county added listings, Herndon has fewer homes for sale than a year ago.

Pending contracts fell from 109 to 76 &mdash; a 30% drop in four weeks. The Contract Ratio slid from 0.89 to 0.63.

Flat supply. Collapsing demand. That combination should mean listings piling up everywhere. It didn't &mdash; and the reason is the most interesting thing in this month's data.

&#127969;&nbsp;Herndon Detached active inventory dropped from 44 in May to 35 in June, down 20.5% in four weeks and down 48.5% from a year ago. Pendings fell 31%. Both sides of the market contracted. And the Contract Ratio stayed above parity at 1.14 &mdash; the only structure in any city we track where contracts still outnumber active listings.

Read what that means. Demand fell hard, and supply fell harder. Sellers who couldn't get their number didn't cut the price. They pulled the listing.

One caution on that pattern, because it matters: a pulled listing isn't a sale. That inventory hasn't left Herndon. It's parked, and some of it comes back in the spring.

&#127960;&#65039;&nbsp;Townhome went the opposite direction in the same month &mdash; active listings up 28%, Contract Ratio from 0.69 to 0.49. &#127970; Condominium saw pending contracts collapse 45% in a single month, the sharpest structural buyer drop measured anywhere on the corridor this year.

Virginia Sports League Launches in Loudoun County Virginia Sports League (VSL) is a new adult recreational sports league launching March 2026 in Sterling, VA. Open to adults 18+, VSL offers Men's, Women's, and Coed divisions for all skill levels. Our first season tips off with Wednesday night basketball — 12 weeks of play plus playoffs. What makes us different? Every game is filmed and analyzed by AI through our SportsVisio partnership. Every player gets full box score stats, personalized highlight reels, and Player of the Game graphics — the kind of coverage usually reserved for pros. Make a great play, and it's captured, clipped, and delivered to your phone. Basketball is just the start. Soccer, flag football, softball, kickball, volleyball, and pickleball are all on the roadmap.
