Council gives full approval of Crescent Sycolin
Property to be developed near Frederick Douglass High School

At its meeting last Tuesday, the Leesburg Town Council approved the rezoning of 3.56 acres in the Crescent District redevelopment zone to permit construction of a building with 52 residential units and 5,245 square feet of commercial space.

Crescent Sycolin will be located on the west side of Sycolin Road north of the W&OD Trail near Frederick Douglass Elementary School to the northeast and the W&OD Trail to the south.

At Tuesday night's meeting, permission was given by the Council to alter a floodplain to accommodate parking and a prohibition on the establishment of smoking or vaping shops in the center. Big T Properties proposed a special exception to allow for a parking lot. The property is currently accessed from Sycolin Road by multiple driveways that will be replaced by one full movement entrance to accommodate the proposed development. Big T Properties will improve and widen its street frontage to current standards.
The project will include three affordable dwelling units among the 52 homes, and replace low-density existing homes and businesses on the property with a multi-level, mixed-use project that will create new housing opportunities for Town residents in a location within walking distance of many employment and amenity options.
