Public Hearing Set for Prescott Arms Property Development
The Manassas City Planning Commission is holding a public hearing tonight to consider rezoning the property for townhomes.

A public hearing will be held this evening at 7:30 p.m. in the City Hall Council Chambers to consider a development plan that would allow 33 townhomes to be built at the corner of Cherry Street and Prescott Avenue in the City of Manassas.
Currently, the location is home to the Prescott Arms Apartments building, which holds rented condo units that sits on about half of the property up for rezoning.
The new plan being proposed would allow for 33 townhomes to be built at the 9214 Prescott Avnenue site on the approximately 1.62 acres of land that stretches from Cherry Street to Quarry Road.

The amendment is to the rezoning proffer that was passed by city council in 2005, which approved the development of 40 condominium-style townhomes on the site. The amendment to that plan, which is the focus of tonight's meeting, includes a reduction to the number of units from 40 to 33 units and a change in unit type from Condominium-style townhomes to regular townhomes.
Manassas City Senior Community Development Planner Gregory J Bokan said the new plan would better fit the area, which consists mostly of historic single-family homes.

Bokan said the condominium-style townhomes unit plans approved in 2005 would have consisted of more units and four-story buildings that would tower over other properties in the area. The new plans call for three-story townhomes, which are more level with the existing properties. There will also be approximately seven fewer units available for sale.
