What Home Warranties Don’t Cover

Home warranties are often promoted as a "will fix or replace” piece of mind insurance. While home warranties do give piece of mind they do not provide “fix all” coverage. Home warranties are designed to cover basic items related to mostly appliances, plumbing, heating, cooling and electrical. You should be aware there are components that home warranties don’t cover. It’s recommended that you read the fine print before purchasing.

While each company has their list of what is not covered here are the most common:

Appliances: ice crusher, wine vaults, refrigerant, timers, halogen units, clocks, free standing microwave

Plumbing: fixtures, faucets, hose bibs, vents, flues, stoppage due to roots, bathtub jets, holding or storage tanks, removal of toilet, repairing damage to walls or flooring as a result of the leak

Heating: flues, secondary drain pans, dampers, diagnostic testing to locate leak in duct work, or rusted air handlers

Cooling: gas air conditioners, portable units, zone controllers, window AC units, cooler pads or secondary drain pans

Electrical: lighting fixture, bulbs, ballasts, heat lamps, doorbells, telephones, audio, video, intercom, alarm security wiring, smoke detectors, power surges, overloads, vents

In our area there are two major companies that offer home warranties, 2-10 Home Buyers Warranty and Old Republic. Not all companies providing home warranties are licensed in all states.
