Phase 2 Of Boro Development In Tysons OK'd By Supervisors

Fairfax County has approved an expansion of the Boro mixed-use development to add new residential, retail and park space.

TYSONS, VA — An expansion of the Boro mixed-use development was approved by the Fairfax County Board of Supervisors, developers Meridian Group and Akridge announced.

The approved final development plan includes about 610,000 square feet of development in three buildings across Blocks I and K. There are 543 planned market rate and workforce residential units planned with amenities such as club rooms, fitness centers and outdoor spaces.

The new phase of development will also add 36,000 square feet of retail space. One third of the space has been leased to CVS Pharmacy at the corner of Boro Place and Westpark Drive across from Whole Foods Market. Blocks I and K will be connected to the existing retail with a pedestrian-signalized crosswalk.

The approved plan also has a public park called Allsboro Park. The linear ribbon park will be located in the center of the project, connecting Greensboro Drive and Broad Street. The park will provide gathering spaces, garden areas, moveable and fixed seating areas, active recreation, public art and built-in pickleball court.

Construction on the Boro's new blocks is expected to begin later in 2022 with substantial completion in 2025.

"The second phase of The Boro will play a significant role in the greater transformation of the Tysons area into a dynamic, walkable neighborhood," said Tom Boylan, senior vice president of The Meridian Group, in a statement. "We are excited about this project’s ability to connect people safely across Westpark Drive with access to more retail, amenities, and urban park space."

The Boro is a mixed-use development with residential, office and retail uses centered around Leesburg Pike, Westpark Drive and Greensboro Drive. The development has two apartment buildings, Rise and Bolden, and a condominium building, Verse.

Anchoring the development is the Whole Foods Market, which opened in 2019 with a food hall and pub. Other businesses have opened in recent years, including Paris Baguette, Bluestone Lane and Poki DC. More future openings are in the works — Caliburger, Circa and El Bebe. The Boro is also home to the Sandlot Tysons, an outdoor space offering pop-up events next to the development's large mural.
