Three Different Markets, One Turn: Reston's June Housing Read

This is the Reston edition of Hud's Compass Gen 1 — the first and only Market Intelligence Index for Northern Virginia.

June 2026 in Reston: mortgage rates held between 6.47% and 6.52%. Active inventory climbed 12%, from 150 homes to 168 — and against June 2025, Reston is carrying 24% more active listings. Pending contracts slipped from 104 to 94. The Contract Ratio fell from 0.69 to 0.56.

At the city level that reads like a routine seasonal cool-down. It isn't. Underneath it, three structures went three different directions in the same four weeks.

🏡 Detached held at a 0.92 Contract Ratio — practically at parity, and the strongest Detached reading of any city on the corridor this month. Active inventory rose by just two units. Buyers still show up in Reston Detached; they negotiate harder on terms, but they write the offer.

🏘️ Townhome went from above parity to below it in a single month — 1.11 to 0.73. Active listings jumped 25%, from 36 to 45. That is a textbook rebalance.

🏢 Condominium carries 99 active listings against 39 pending contracts — the widest gap between supply and demand of any structure in any city on the Rt. 7 corridor. But pendings were completely flat, 39 in May and 39 in June. What climbed was supply. This isn't a June turn; Reston Condo has been running buyer-favored for months.
