Demographic Report Released For 2019: Key Findings For Vienna

The new report shows the forecast for population growth and other data for Vienna.

VIENNA, VA — Fairfax County has released its 2019 demographic report, showing the county's population overall is becoming richer, older and more ethnically diverse. The county's estimated population is 1,167,000, a 1.2 percent increase from last year.

The demographic report breaks down demographic changes by supervisor districts, planning districts, zip codes and other units. Below are some key findings for the Town of Vienna on population, housing values and more, as well as trends for Fairfax County as a whole.

Since the 2010 Census, Fairfax County’s population grew at 6.4 percent, a smaller pace than the state's 8 percent growth rate. Nevertheless, the county is more populous than Alaska, Montana, North Dakota, Rhode Island, South Dakota, Vermont and DC.

The population in the Town of Vienna was 15,687 in 2010 and 16,934 in 2019. Last year's population equates to 3,849 residents per square mile and 5,594 households.

The town will continue to see slight population increases, according to growth estimates. The population could reach 17,042 in 2020 and 17,125 by 2030.

Housing Units

Single-family homes dominate in the Town of Vienna compared to other housing types. Last year, the town had 4,626 single-family homes, 530 multifamily units, 446 townhouses and 53 multiplex units — a total of 5,655 altogether.

Overall, housing units are forecast to increase to 5,692 in 2020, 5,721 in 2025 and remain the same in future years. The county as a whole will have 423,997 housing units in 2020, 462,108 by 2030 and 531,051 by 2045.

Housing Market Values

The report does not show median market values for the Town of Vienna alone. The Vienna Planning District, which encompasses the town and outer areas, had the second highest median market value of any district in Fairfax County. The median market value increased from $702,524 to $728,973 between 2018 and 2019. The median price for a single-family detached home is $804,216, while a single-family attached home costs $570,407 and multifamily unit costs $370,934.

The average median market value in Fairfax County overall is $652,113 for a single-family detached home, $418,467 for a single-family attached home and $253,859 for a multifamily unit.

Based on median household income, Fairfax County is the seventh richest county in the U.S. The median household income of $122,277 is nearly two times the national average. The poverty rate is 6.2 percent compared to the nation's 11.8 percent average.
