Four Signs Your Window Struggled Through the Phoenix Summer

By October, most Phoenix homeowners know which rooms never cooled down. Fall is a practical time to act on that while the summer's problems are still fresh.
- Fog between the panes. Fogging between the panes points to a failed seal and reduced insulating performance. The daily swing from cool nights to very hot afternoon glass is what wears seals out.
- A room that never kept up. West or south glass with high solar heat gain is a common cause. An older clear dual-pane window can have an SHGC near 0.70, while the ENERGY STAR limit for Phoenix's climate zone is 0.23.
- A climbing summer bill. Older windows can admit solar heat, and worn seals can allow air leakage, increasing cooling demand.
- Sticking sashes and latches. A window that will not lock properly is a security problem as well as a comfort one.
Retrofit or full-frame? Retrofit replacement sets a new window inside the existing frame and is usually right for sound stucco homes built after the mid-1980s. Full-frame replacement goes back to the rough opening and makes sense when the frame is damaged or out of square, the flashing needs correcting, or you want a larger opening.
Like-for-like replacement often does not need a permit in Phoenix, and on SRP homes, qualifying energy-efficient windows may also be eligible for SRP's $3 per square foot rebate.
Noble Windows & Doors provides window replacement in Phoenix, as well as in Mesa and across the Valley, with a written quote showing the U-factor and SHGC of the exact windows quoted.
