Why October Opens the Fall Sealcoating Window for Phoenix Parking Lots

According to the National Weather Service, Arizona's monsoon season officially runs from June 15 to September 30. October can be a useful time for Phoenix property managers and HOA boards to plan pavement maintenance around site conditions and the forecast.

Sealcoating and crack sealing each have their own application and curing requirements. Sealcoating generally requires dry pavement, suitable temperatures, and a dry forecast, while crack sealing also depends on the product being used and site conditions. October work should be planned around the forecast, pavement conditions, and the temperature and curing requirements of the products being applied.
