Guerneville, CA &ndash; The R3 Hotel, a long-standing LGBTQ+ resort in the Russian River region, has been re-listed for sale by Compass with agents Guy Carson and Steven "Stu" Gerry. The 23-room property returns to the market ahead of the 2026 season following a series of operational updates and expanded programming.
Over the past 18 months, General Manager Jeff Bridges and CFO Glenn Dixon have overseen changes to the property&rsquo;s food, events, and overall guest experience. The resort recently welcomed Baked at the River as its on-site dining partner, now offering full-service brunch, lunch, and dinner.
Programming has also expanded through a partnership with THTR Productions, introducing a broader lineup of events including Broadway&#8209;style mini shows, comedy, magicians, and the R3&rsquo;s famous drag shows and brunches. These updates come as the property prepares to host the 30th anniversary of Lazy Bear Weekend, a long-standing and sold-out event in the region.
&ldquo;We saw an opportunity to invest in the property and strengthen its role within the community,&rdquo; said Bridges.
The R3 Hotel has operated as a central gathering place along the Russian River for decades. The current listing presents an opportunity for new ownership to build on that legacy while shaping its next chapter.
