Town Announces Update On Avon Village Center Project

The lower Climax Road area will remain closed through spring 2021.

On December 8, the Planning and Zoning Commission approved applications from the Village Center developer to adjust the site plan for the anchor tenant grocery store located at the corner of Climax Road and West Main Street. The applicant sought to remove the building approved for the corner of Climax Road and West Main Street.

Ultimately, the Commission determined that while the building would not need to be constructed immediately, it would remain on the development plan for future construction. This adjustment will allow for the creation of a small number of additional parking spaces, per the request of the anchor tenant, while maintaining the originally approved landscaping plan at the corner of Climax Road and West Main Street. Phase 1A of the Village Center development includes the construction of at least 5 buildings.

At this time, the exterior of the anchor tenant building is essentially completed. Two other multi-tenant buildings near the anchor tenant are also nearing completion at this time. The bike-pedestrian trail is nearing the point where it can be reopened to the public. The public accommodations near the trail include new public restrooms for trail users. In addition, a newly designed boulder garden will be completed soon, weather permitting. This installation is the result of significant input from several professional designers. We anticipate that these amenities will significantly enhance the experience of trail users. Finally, the strains of 2020 on the development environment have impacted the project schedule.

While the developer has done its best to avoid project slowdowns due to the pandemic and its effect of the safety of the crews, there have been inevitable delays in the overall schedule. While we had hoped that the lower Climax Road area and the connection via roundabout to Bickford Drive would be open to the upper Climax Road area by the end of December, the road will not open until early spring 2021 due to minor delays in completing utility work in the autumn.

We do not have a specific date for reopening at that time. This delay will protect the safety of the public and allow the Department of Public Works to plan for the completion of the roadwork so that future maintenance will be completed safely and seamlessly. As always, if you have any question, please feel free to call the Department of Planning & Community Development at (860) 409-4328.
