Westport, CT – Planning and Zoning Director Mary Young announced that on October 14, 2021 at 6:00 PM,  the Planning and Zoning Commission is holding a remote public hearing on Text Amendment #800, submitted by Attorney Eric Bernheim of FLB Law, proposing to add and modify definitions and standards in the Zoning Regulations for purposes of providing zoning relief to Setback and Building Coverage requirements; for SOME Non-Residential Balconies using criteria proposed by Attorney Bernheim; and to modify in what forum the Planning and Zoning Commission will review ALL applications involving non-residential activities to enable their review during the administrative portion of the Commission’s meetings (aka Work Session). The intended benefits of the amendment are to enhance access to the Saugatuck River, offer opportunities to add architectural interest to non-residential buildings, and facilitate a more expedited coastal site plan review process by allowing such activities to be reviewed during the Commission’s administrative portion of their meeting.  The text of the amendment is here.

Mary Young stated, “The Text Amendment if adopted will benefit thirty-two (32) properties that qualify to receive the proposed zoning relief for Non-Residential Balconies, see list here; and will apply to all applicants seeking Coastal Site Plan review from the Planning and Zoning Commission for non-residential activities.”
