Owning a rental property in Miami can look simple when everything is going right. The problems usually start when small issues are allowed to sit.

Here are five that we see become expensive quickly:

1. Vacancy that lasts too long

Holding out for a slightly higher rent can cost more than adjusting the price early if the property sits empty for several extra weeks.

2. Small maintenance problems

A minor leak, AC issue or plumbing problem can turn into a much larger repair when it is ignored.

3. Weak tenant documentation

Applications, leases, notices, payment history and maintenance records should be organized from the beginning. Trying to rebuild the file later is much harder.

4. Slow follow-up on past-due rent

The longer a balance grows, the harder it usually becomes to resolve. Consistent communication and documentation matter.

5. Managing everything reactively

Rental properties run better when inspections, lease expirations, maintenance and financial reporting are tracked before something becomes urgent.
