SARASOTA-BRADENTON, FL — Home sales and median prices increased across Sarasota and Manatee counties in the third quarter of this year, with condo and townhome sales leading the gains, according to a report from the REALTOR Association of Sarasota and Manatee.
The region recorded 5,699 closed sales from July through September, an 8 percent increase compared with the same period last year, the report said. Condo and townhome sales rose 20.9 percent, while single-family home sales increased 3.6 percent.
Median sale prices increased across all four market segments, with gains ranging from 2.3 to 6.4 percent, the association said. However, available inventory declined in both counties despite an increase in new listings.
In Sarasota County, single-family home sales increased 3 percent to 2,071 transactions, with a median sale price of $485,000. Condo and townhome sales rose 26.8 percent to 908, with a median price of $324,380.
Manatee County recorded 2,017 single-family home sales, up 4.2 percent, with a median price of $490,000. Condo and townhome sales increased 13.9 percent to 703, with a median price of $307,000.
The report also highlighted increased activity in the luxury market. Sarasota County recorded nine single-family sales of $10 million or more during the quarter, compared with one in the third quarter of 2025. The county also recorded 10 condo and townhome sales at that price level, compared with none a year earlier.
September results were mixed for single-family homes, with closings increasing 5.4 percent in Sarasota County but declining 3.9 percent in Manatee County, the report said. Condo and townhome sales continued to grow, rising 34.3 percent in Sarasota County and 3.7 percent in Manatee County.
"The trend line continues to show a strengthening market across multiple data points," David Crawford, 2026 RASM president and Realtor with The Catalist Group at The Keyes Company, said in a statement. "Even with new listings increasing across all segments, inventory continues to shrink, showing buyer demand is outpacing current supply."
