RARE MYAKKA RIVER TIP-LOT OPPORTUNITY WITH GULF ACCESS! Create your waterfront retreat on approximately 0.70 acres at 2427 and 2439 Quail Terrace in Gulf Cove. Situated at the end of a cul-de-sac where Quail Canal meets the Myakka River, Lots 280 and 281 offer expansive water views and a setting for enjoying Southwest Florida’s boating lifestyle.
A concrete seawall and 7’ x 15’ dock with four docking poles provide a starting point for days spent fishing, kayaking, watching wildlife, or exploring the waterways. Enjoy immediate access to the Myakka River, continuing through Charlotte Harbor to the Gulf, with no locks along the route. The seller reports one bridge between the property and the Gulf—the SR 776 El Jobean Bridge—with an estimated vertical clearance of approximately 24 feet, subject to verification and water conditions.
These two separately deeded parcels must be purchased together, combining a potential homesite with additional waterfront land for space and privacy. According to seller-provided information, 2439 Quail Terrace, Lot 281, is buildable, while adjacent 2427 Quail Terrace, Lot 280, is nonbuildable. Both parcels are zoned RSF 3.5. Clearing has recently been completed, a survey is available, and the seller reports no scrub-jay designation. Public water is available; a septic system is needed.
Located in Gulf Cove, a community with a boat ramp, this property offers convenient access to Gulf beaches, golf courses, shopping, dining, schools, and I-75. Picture mornings overlooking the river and afternoons exploring Charlotte Harbor from your own waterfront escape.
The offering includes MLS #A4709734, approximately 0.39 acres, Parcel ID 402118379001, and MLS #A4709735, approximately 0.31 acres, Parcel ID 402118378001. Both parcels are sold together. Buyers should verify buildability, utility availability and connection requirements, permitted uses, density, height limits, setbacks, environmental restrictions, shoreline requirements, dock and seawall permits, navigable water depths, and bridge clearances.

Lee Wetherington Homes, a top rated, privately owned custom luxury home builder in Sarasota, recently announced it has been selected as a designated builder in Soleta, a high-end, residential golf course community in Myakka City.
“As Soleta’s residential community comes to life, we’ve been very deliberate in selecting the builders who will help define it,” said Charles Duff, managing partner for Soleta. “With just 93 residences, it’s important that each home reflects the quality and character of the club we’ve created. Lee Wetherington Homes stood out not only for their reputation for exceptional design and craftsmanship, but equally for their people, their approach to the building process and the experience they provide their homeowners. We’re excited to welcome them to Soleta.”
Developed alongside the Myakka River, Soleta is situated eight miles east of Verna Road/Fruitville Road, and four miles west of Myakka City. Currently known for its exclusive, private golf club, the 7,400-yard course crosses grass pasture, oak prairie and sand ridge in a single round, and was designed by Nick Price, World Golf Hall of Famer.
In 2025, Golf Digest named Soleta among the best new private courses in America — the only course in Florida to make the list. Additionally, Golfweek ranked the course as No. 11 on its list of top private courses in Florida, as well as No. 1 in the Sarasota, Bradenton and Lakewood Ranch area.
Soleta homeowners will gain access to the golf club, along with an expanding club village that will bring together resort-style pools, multiple dining and bar options, a dedicated kids club, racquet sports and gathering spaces, all within an easy walk of one another.
Once complete, Soleta’s 93 homesites will spread across 537 acres, with 150 acres in preservation.
Within the community, Lee Wetherington Homes will be building on half- to one-acre homesites. Prospective homeowners can begin their homebuying journey by choosing from a vast array of inspiration plans or work with their internal architect to design their own custom home design.
The neighborhood also boasts mature oak hammocks and private trails, offering opportunities for fishing, kayaking, biking and a quieter side of Florida just outside Sarasota and Lakewood Ranch.
“Being selected as one of just three builders in such a prestigious community is an incredible honor,” said David Hunihan, CEO of Lee Wetherington Homes. “Custom homebuilding is our passion, and we take great pride in guiding our clients through the process, ultimately bringing their vision for their dream home to life.”
Sales are now open.
