Water Street Tampa Signs Flurry Of New Leases At Sparkman Wharf

Joining Sparkman Wharf are five new restaurants to try out.

TAMPA, FL — Strategic Property Partners LLC announced this week that they have signed four more commercial real estate leases at Sparkman Wharf this month, kicking off a strong start to the new year.

The four new tenants include three restaurants — Noble Rice, The Battery and BurgerFi — and one office tenant, leading national residential brokerage firm Coldwell Banker Realty.

“Sparkman Wharf has become a thriving destination in Tampa, complemented by a growing business hub,” Susan Martin, vice president of retail and place management for SPP. “Chefs and restaurateurs seek out this vibrant waterfront park to showcase their new creations and people throughout the city know to come here for Tampa’s most innovative dining concepts. The addition of Coldwell Banker to Sparkman Wharf further cements the promise of Water Street Tampa’s office and residential offerings, with the national Realtor putting a stake in the up-and-coming neighborhood for the first time.”

Noble Rice

Noble Rice will serve as an expansion of the popular Hyde Park restaurant of the same name, which closed at the onset of the pandemic — the owners remodeled that space and opened Koya, a high-end omakase spot, in its place last year.

Noble Rice is a modern Japanese restaurant known for its focus on exceptional ingredients flown in weekly from the famed Toyosu Market in Japan. Created by Chef Eric Fralick, the innovative menu offers fresh takes on classic Japanese meals including sushi, ramen, yakitori and the beloved Omakase offering that initially put Noble Rice on the map as one of the premier sushi spots in all of Tampa Bay. This new 100-seat space is an expansion from the restaurant’s original location in the Hyde Park neighborhood of Tampa and will feature outdoor seating as well as a full bar with a focus on Japanese whiskeys, sake and cocktails.

The Battery

Another local endeavor, new restaurant The Battery will debut at Sparkman Wharf this spring as a refined-yet-comfortable restaurant, bar, lounge and boutique event space. Focusing on fine bourbon, exquisite wine and classic bites, The Battery will be the sister concept to notable Seminole Heights restaurant, The C House, and will serve as the second project for founder Danna Haydar. The 4,000-square-foot restaurant will feature a private dining room, full-service bar, outdoor seating and a to-go window for takeaway meals.

The C House is a purveyor of fine champagne, charcuterie, cheesecake and other consciously curated goods that all start with the letter C.

BurgerFi

Rounding out the new dining options at Sparkman Wharf is BurgerFi, one of the nation’s fastest-growing better-burger concepts, committed to serving quality, all-natural food in a fast-casual and eco-friendly environment. This new outpost signifies BurgerFi’s first location in downtown Tampa and will serve its classic burgers made with 100 percent American Angus beef that is No Antibiotics Ever (N.A.E.) and never exposed to steroids, growth hormones, chemicals or additives. The brand’s diverse menu also features its award-winning vegetarian VegeFi¼ burger, all-natural cage-free “Fi’ed” chicken sandwiches and tenders, fresh-cut fries, frozen custard desserts and a selection of craft beer and wine.

“As a Florida-based company, we view Tampa as a critical area of focus for our growth plans and we look forward to expanding our presence with what will be our third location in the market,” said William Dolan, BurgerFi’s vice president of real estate. “We are thrilled to join Sparkman Wharf to further ingrain ourselves in the Tampa community at what is an attractive destination for many residents, office workers and visitors of the city. We feel confident that BurgerFi will complement Sparkman Wharf’s unique and vibrant energy, and we’re excited to deliver our always all-natural, best-quality food to its neighbors.”

Coldwell Banker Realty

In addition to the restaurant concepts, leading national residential real estate brokerage firm Coldwell Banker Realty, along with Sunbelt Title Services, has signed a lease for a 3,214-square-foot office space at Sparkman Wharf. The space combines a modern, open-concept floor plan with state-of-the-art technology and adds to the firm’s robust office portfolio in Central Florida.

7th + Grove

These lease-signings come on the heels of three additional retail announcements for Water Street Tampa this year, including a new location of popular Southern-inspired restaurant 7th + Grove, named 7th + Grove South at Sparkman Wharf.

7th + Grove's original eatery is located at 1930 7th Ave., Tampa, delivering an elevated Southern menu, warm ambiance and creatively crafted cocktails.

The new restaurant celebrated its grand opening this weekend.

The addition of Murph’s BBQ to the waterfront park’s dining garden and the expansion of The Corners Pizza into a secondary location, 3 Corners, at Heron, the residential building opening this spring complete the new offerings.
