Huge Senior-Living Community Proposed For Buford
The development would be near Mall of Georgia and Interstate 85.

BUFORD, GA — A set of rezoning proposals before Gwinnett County's planning commission would pave the way for a major senior-living development near Buford.
The three proposals are to build a personal care home, a 118-home subdivision and 190 townhomes.
In all, they'd cover about 120 acres near Brown and Gravel Springs roads.

The Gwinnett County Planning Commission is set to consider the three rezoning requests at its next meeting on September 6.
The property is currently zoned as rural. But the developers, Satilla Capital Partners, argue that for the past 20 years, the area near Mall of Georgia has become more and more commercial.

"The proposed combination of uses for these three separate developments will result in an area where seniors can age in place, while remaining in close proximity to the Mall, I-85, hospitals, and nearby activity centers," reads the proposal submitted to the planning commission.
Over 50 percent of the property would remain and be preserved as natural, open space for future trail and park options, according to the document.
The single-family and townhome communities would include a pool, cabana and tennis courts.
A master association and covenants would be created to govern and enforce covenants, and to maintain all common areas, landscaping, and amenities.
The personal care home would be a maximum of three stories, with about 125 units intended to support seniors seeking to downsize. It may also include nursing and memory care, developers say.
The single-family homes are expected to be at least 2,000 square feet, with "senior targeted" floor plans and options. And the townhomes would be 22-26 square feet, with a minimum of 1,500 square feet.
