Make the Most of a Small Backyard

If you're planning on selling your house but are worried about the small size of your backyard, learn how to maximize your space.

When it’s nice out, we all want to enjoy a beautiful backyard, but for those of us who are short on space, it may seem easier to simply ignore that tiny patch of grass and stay inside. While this may be okay for you—especially if you’re looking to move—you may want to consider the fact that virtually all potential homebuyers will be taking the size and layout of your yard into consideration.

Therefore, if you’re looking to sell your home or you are simply hoping to enjoy a smaller-than-normal backyard, here are some tips to make the most of your outdoor space.

1.) ADD A CHANGE IN ELEVATION: When it comes to small spaces, it often helps to create visual separation by adding steps or small platforms, or using two different flooring materials—i.e. natural stone walkway with a slightly raised wooden platform/deck.

2.) SIMPLIFY YOUR GREENERY: One of the main benefits of having a small yard is that, with less grass, you probably don’t much to do in regards to outdoor chores. Therefore, if you’re looking to fill your space with plants, make a point to select low-maintenance beauties that are light enough to be moved, but tall enough to provide a bit of privacy.

3.) AVOID OVERSIZING: Since you obviously want your space to appear as roomy as possible, refrain from using oversized furniture. Instead, opt for pieces with thin frames or select a small bistro set that can easily fit into the corner of your garden or porch.

4.) SIMPLIFY YOUR COLORS: While many buyers may be able to look past the paint colors within your house, not everyone is great at ignoring hues that they find garish or unpleasant. With this in mind, make a point to keep your outdoor décor simple. If you find yourself using too many colors, scale it back a bit and settle on one or two rich tones that will accent your greenery, as well as the rest of your home.

5.) LIGHT IT UP: As with any room in your home, lighting plays an integral role in how your outdoor space feels. To help create a certain mood, utilize both task and ambient lighting, which can be achieved through the use of affordable candles, torches, and solar lights.

6.) AMBIANCE, AMBIANCE: Yes, you might not have enough room for an amazing fire pit; however, that doesn’t mean you can’t create the same sort of cozy glow with a tabletop fire bowl and an assortment of comfortable pillows.

7.) ADJUST WHAT YOU HEAR: While you may lack the space for a built-in pond or the money for a large fountain, you don’t have to skimp on the soothing sound of trickling water. Feel free to add an outdoor sound system or purchase a smaller water fountain that will give you the same feelings of serenity.

From there, if the goal is to sell, you should treat your backyard as if it’s simply another room in your home. Selling your house will require house hunters to picture their lives in your home, which means your main task is to help each buyer notice the beauty of your yard before the actual dimensions.
