I attended a fantastic conference last week and the instructor had some great content.  His name is Terry Watson and if you are looking for a dynamic energetic speaker who provides tremendous value, I suggest you check Terry out at www.terrywatson.com.

Terry specializes in simplifying processes and has a terrific sense of humor.  He created a one page sheet to let Sellers know what they will most likely experience while their home is on the market.  I’ve narrowed it down to:

3) The buyer will negotiate 2-5 times on this transaction.  They will negotiate the purchase price, the inspection, potentially the appraisal, the final walk-thru, and maybe even at the closing table!

4) The property might not appraise for what you are selling it for.

5) Agents will not show up for scheduled appointments without calling to let you know.

6) Expect lots of low ball offers (at least it’s a starting point).

7) Agents are going to knock on your door, or even drive by and see you in the yard, and ask if they can see your house.

8) The buyers may lose their job or worse yet quit during the mortgage process.

9) We are going to call you with a buyer sitting outside your door.

10) After showing your home, the agent will go into the witness protection program and not return any phone calls.

A special thanks to Tony Zak with Wells Fargo for the invite to attend the conference!
