WeWork Selects Halcyon As Second Suburban Atlanta Location

WeWork signed a lease for nearly 58,000 square feet completing the leasing for the first phase of office space at Halcyon.

CUMMING, GA — RocaPoint Partners announced Sept. 10 that international coworking provider WeWork has signed on at Halcyon. WeWork will lease the top two floors of Halcyon’s four-story 1200 Building, which is located above street-level retail, adjacent to ample parking and the development’s green space, and fortifies the coworking powerhouse’s recent entrance into the suburban Atlanta market. This lease brings the total office space leased for Halcyon’s first phase to 100 percent.

With this deal, WeWork is well on its way to leasing 1 million square feet of space across 12 premier locations in metro Atlanta, including Coda, Colony Square, 101 Marietta and 725 Ponce. WeWork’s expansion to Halcyon comes on the heels of its announcement to lease its first suburban office space at 1155 Perimeter Center West near the Sandy Springs MARTA station.

Halcyon includes 250,000 square feet of Class-A office space located in the Cumming-Forsyth submarket of Atlanta with access to Georgia State Route 400. With the new trail head for the Big Creek Greenway located on-site, the 135-acre development appeals to office users who want to get around by car, bike or foot. Halcyon also includes on-site conference space, fitness studios, Wi-Fi-connected pocket parks, retailers, restaurants and 665 new residences all within walking distance.

Tom Miller and Justen Cimino with Newmark Knight Frank (“NKF”) represented the Landlord, while Sam Hollis and Clinton McKellar with Cushman & Wakefield represented WeWork.

The announcement follows Halcyon’s recently executed office leases with RSM, a middle-market audit tax and consulting firm with international reach, and CMAC Inc., a supply chain consulting and systems integration firm based in Alpharetta. RSM will lease approximately 5,300 square feet of open, collaborative space on the second floor of the 1200 Building. CMAC will also be located on the second floor of the 1200 Building, occupying a 6,200-square-foot space that will include huddle rooms and large break areas.

RocaPoint Partners announced the public opening of Halcyon, the 135-acre mixed-use development in Forsyth County, will be Sept. 18.

The community is invited to experience a first glimpse at the village as several retailers and restaurants begin opening their doors to the public, including:

  • Cherry Street Brewpub, a local brewpub and beer garden, located adjacent to the Village Green
  • CT Cantina Taqueria, a fresh take on Latin fare with a variety of street eats and margaritas
  • Market Hall, a gathering space for the community to enjoy small bites from six different food stalls overlooking the Village Green
  • It's a Sweet Life, Atlanta's premier specialty cake boutique and bakery
  • Kilwins, a mix of chocolates, fudge and ice cream in a variety of flavors, located on one end of the Market Hall
  • Mercedes-Benz Experience Center by RBM of Alpharetta, a permanent, small-format experience center for guests to learn about the luxury auto brand's latest designs and innovations
  • Popbar, a frozen treat experience, with handcrafted gelato, sorbet and yogurt creations served on a stick
  • RW Design & Exchange, an upscale interior design studio and gallery showroom

Halcyon is located at 6365 Halcyon Way off Exit 12 on Ga. 400. Some tenants may open prior to Sept. 18.

The $370-million, 135-acre community weaves together nature, design and leisure into one place, with more than 50 acres of green space and access to the Big Creek Greenway.

The construction of Halcyon's first phase, including a 160,000-square-foot retail village, 38,000-square-foot luxury dine-in cinema and Market Hall has exceeded 80 percent of completion. As of March, more than 660,000 bricks were laid, more than 8,000 cubic yards of concrete was poured, and more than 1,500 light fixtures were installed across the development.
