WHEN MARKETING YOUR HOME, DON'T LET THOSE DETAILS SLIP YOUR MIND!

While many of us are already aware of some of the ways to get top dollar when selling a home (i.e. installing hardwood floors, getting rid of clutter, fixing defects, etc.), there are other tricks-of-the-trade which can make a big difference for sellers looking to get the most of their time.

1.) EMPTY THOSE CLOSETS: Buyers are always looking for storage, especially here in the South when basements are often the exception, rather than the norm.  In short, clutter makes things appear smaller.  A good Realtor will advise you that less is more when it comes to the rooms in your home, so your closets should be looked at the same way.  Since potential buyers will be assessing the size of your storage areas, make a point to take out half of what you’d normally store and neatly organize what’s left.

2.) BRING IN THE LIGHT: While location is often cited as a top priority from buyers searching for the perfect home, good light tends to make that list as well.  Therefore, when marketing your house, focus on letting the light find its way in by cleaning windows, removing drapes, and cutting back outside bushes for more sunlight.

3.) CONCEAL YOUR FURRY FAMILY MEMBERS: Although many of us consider our pets to be like children, we might forget that potential buyers may not feel the same way.  Not everyone is a dog or cat lover, so if you’re planning an open house, it might be wise to put away the food bowl and litter box before sending your furry family members to pet care for the day.

4.) ALWAYS BE READY TO SHOW: If you’re serious about getting your home sold, you need to make sure that it is “show-ready” at all times.  Just like you, buyers have hectic schedules and you never know when they might request to view your house.  You don’t want to have to scramble to clean the dishes or scrub the shower.  While it might be inconvenient to be so vigilant, it will pay off in the long-run.

5.) THE KITCHEN COMES FIRST: In short, you’re not selling your home—you’re selling your kitchen.  As a culture who’s incredibly fixated on food, it should come as no surprise that the kitchen is where many families spend a large majority of their time.  With that in mind, if you’re planning on considering upgrades or renovations, while you’ll want to consult with your Realtor to find out where your money will be best spent, a great place to start is the kitchen.
