182 Townhomes Coming Near Arbor Place, More Homes Seek Approval

As tree clearing started for one townhome community, there's more single-family homes up for Douglasville City Council approval soon.

DOUGLASVILLE, GA — At least one townhome community is underway in Douglasville, with another set of more than 200 homes up for city council approval within the next week.

Inline Communities, LLC is building a community with 182 single-family townhomes off Reservoir Drive, next to Arbor Place mall, the Douglas County Sentinel reported. Crews already started clearing trees and grading the area to prep for construction.

Aaron Szarowicz, economic development manager for the city of Douglasville, told the Sentinel that the site spans just over 18 acres and will include a dog park, clubhouse, community green and stormwater detention pond. The zoning and details for the project has already been approved, he said.

An official construction timeline was not available as of publication.

In addition to the 182-townhome community near the mall, Douglasville's Planning Commission recommended city council approval for a rezoning request Tuesday for 238 single-family homes to be constructed at the northeast intersection of Timber Ridge Drive and Prestley Mill Road.

This is the second time the developer, Somerset at Timber Ridge, has tried to get the property rezoned. Some residents still have concerns over traffic congestion due to the new homes, but Somerset plans to install deceleration and turn lanes off both Prestley Mill and Timber Ridge to help mitigate any increased traffic.

Two public hearings will be held on the matter — at 6 p.m. Thursday, Oct. 14 and 6 p.m. Monday, Oct. 18 — before it faces a Douglasville City Council vote Oct. 18 following the hearing.
