Smyrna, Cobb Dispute Proposed Residential Development
The city wants to annex the land and approve a high-density community, but the county says that violates their Future Land Use Plan

Cobb County and the City of Smyrna may soon be at loggerheads over a proposed residential development which conflicts with the county’s desires for the land.

According to the Marietta Daily Journal, developer Maxco Reality has submitted plans to develop 17 townhomes on a 2.5 acre plot on Pebblebrook Road near Veterans Memorial Highway. Under the plan, the City of Smyrna would move to annex the unincorporated land into city limits and then approve a zoning change to allow for construction. Once complete, the townhomes would sell for $400,000 to $500,000.
However, the Cobb County Board of Commissioners believes Maxco’s plan is far too dense for the area in which it’s planned and may move to formally notify the city that they object to the deal during their Tuesday evening meeting. Commissioner Lisa Cupid told the MDJ that the density Maxco called for was well out of line with what the county’s Future Land Use Plan stipulated, and would conflict with the nearby low-density communities already in existence.

In light of the conflict between Smyrna and Cobb County, Maxco says it will re-examine its proposal and see if it can dial down its scope to be more in line with the surrounding area, the MDJ reports.
