2nd Luxury Residential Community Opens At Fox Valley Mall

Lucca is the second luxury apartment community to open at Fox Valley Mall in Aurora.

AURORA, IL — The ribbon has officially been cut on more luxury apartments at Fox Valley Mall.

City officials and developers came together Wednesday evening to celebrate the project's grand opening with a ribbon-cutting ceremony and guided tours of the property, dubbed Lucca.

Lucca features a total of 323 rental apartments, including studio, one- and two-bedroom units, both with and without dens. The development comprises about 55,000 square feet of public space, including a scenic park and dog park. Amenities include a co-working space with wifi, a pool courtyard with lawn games, a fitness center and a convenience store.

So far, about 20 percent of units are leased and 9 percent are occupied, Aurora Communications Manager Jon Zaghloul wrote in a news release. Rent for studios starts at $1,775, one-bedroom units at $1,965 and two-bedroom apartments at $2,600.

Wednesday's event marked the completion of the second phase of redevelopment at Fox Valley Mall. Lumen — considered the first phase of the "Reimagining Fox Valley" renovation — opened in November 2022 in place of the torn-down Sears store. Four groups — Chicago-based develop Focus, Texas-based investment firm Affinius Capital, Atlanta-based developer Atlantic Residental and retail real estate investment firm Centennial — are collaborating to reimagine the mall.

"We are thrilled to be part of this project focused on beautifully elevated apartments and thoughtfully elevated suburban community living," Atlantic Residential CEO Richard Aaronson said in a statement. "We want to meet the changing needs of today’s renter. We are dedicated to creating a space where residents can live, entertain, and build community all in one. Working with the City has been a pleasure, and this project could have found no other home than Aurora."
