Many first time sellers are under the impression that selling their home is an easy task that requires very little preparation. The truth, unfortunately, is that this is not the case. As most experienced family members, friends, and especially realtors will tell you – selling a home is, in many cases, a very meticulous and stressful process. There are a lot of hours that go into selling a home and this can create high levels of stress and uncertainty, particularly if it is your first time. The best way to avoid the excess panic is to get the ball rolling early and make well-educated decisions about how you want your house to be sold. So here are some things you should know before you begin the journey.

The first and most important step is hiring the right real estate agent. Having an experienced realtor can be the difference between having a great experience selling your home, or an extremely bad one. The key to doing this is to understand that not all realtors are the same and that you should maintain high standards for your real estate agent if you want to yield the best results.

The next step is figuring out when to sell. Most people will tell you that during the spring months is the best time to list your home and those people are generally correct. The point is to make buying a house convenient for your market. Needless to say, people are more willing to attend an open house when there isn’t snow on the ground.

If you are looking to sell your house in the coming months you will need to pay some attention to a concept I realize all sellers have heard a thousand times - “curb appeal.” This vague and reoccurring term refers to the attractiveness of your property as it would be perceived by anyone who does a “drive by.” The essentials that a house must maintain to have curb appeal are simply for the front of the house (including the yard) to be clean, cut, and colorful. Intimidating as it may seem, the process can actually be as basic as just cleaning out the gutters, cutting the grass, freshening up the mulch and planting some new flowers along the walkway. Just a little bit of effort in improving curb appeal can go a long way in making the sale.

While the scenarios mentioned above certainly don’t cover everything, they are a good first step in the process to get your home sold. Follow your Realtors lead, and you should be just fine.
