How much money will Wynn Everett cost?

$1.2 billion dollars will be spent to build Wynn Everett—the largest private investment in Everett’s history. The investment will be in a single phase with everything opened at once, not staggered over the course of several years.

Where exactly is the proposed Wynn Everett Resort and Hotel location?

The site is situated off of Lower Broadway, formerly the site of the Monsanto Chemical Company. It is near the large wind turbine that many people recognize. The land is heavily contaminated and has been cut off from public use for decades.

Will the contaminated Monsanto site be cleaned?

Yes. Millions of dollars will be invested to clean and remediate the site to allow for the safe and friendly public enjoyment of Everett’s currently locked-out waterfront.

Does that mean the Wynn Everett resort will be on the waterfront?

Yes. A key element of the Wynn Everett design is to unlock the Everett waterfront that has been blocked for decades. A spectacular and active waterfront park with a winter garden and harbor walk will connect to existing paths and allow families to enjoy the Mystic River year round, for generations to come. Water taxis will also connect Everett to Boston Harbor, Boston’s North End, Seaport District and Logan Airport.

What economic impact will a development like this have on Everett?

All costs directly related to the building of this development will be paid by Wynn Development. In addition to the jobs and economic vitality this more than $1 billion project will create, Wynn Everett will also pay the city:

• $30 million in advanced payments for a Community Enhancement Fund payable during the construction period.
• $5 million Community Impact Fee, increasing annually, to cover the costs of city services associated with the project (police, fire, inspectional services, etc.)
• $20 million for real estate taxes, increasing annually (almost 25% of the city’s tax base)—this can be used to lower taxes, improve schools, beautify neighborhoods and more.
• $250,000 contribution to Everett Citizens Foundation which will support local groups.
• $50,000 annual payment to purchase vouchers/gift certificates from Everett businesses to be distributed by Wynn as part of its rewards/frequent guest/loyalty or similar programs.
• An estimated $2.5 million per year in hotel and restaurant taxes paid by Wynn customers
• Millions of dollars for infrastructure and traffic betterments.

What about jobs—how many and what types of jobs will Wynn Everett create?

Wynn Everett will create over 4,000 high-paying jobs with attractive benefits and training at all levels—from entry to managerial. More than 3,600 construction jobs will also be created. Everett residents and their families will be given preference in hiring. It’s also been demonstrated that three indirect jobs are created for every one permanent job at Wynn Everett.
