Winery's Parking Plan To Be Reviewed At North Andover Hearing

The local farm is seeking to expand parking at its property.

NORTH ANDOVER, MA — The North Andover Planning Board will hold a public hearing Tuesday on a proposal by Marble Ridge Farm to expand its approved parking plan.

The meeting is scheduled Tuesday, July 7, at 7 p.m. at Town Hall, 120 Main St.

Marble Ridge Farm, at 11 Marbleridge Road, is seeking a modification to its approved limited site plan that would increase the number of parking spaces from 35 to 60. The property is in a residential zoning district.

According to the application, the expanded parking area is intended to improve on-site parking management for the farm's approved operations, including its tasting room, private events and overnight stays.

The proposal states the revised plan no longer includes use of a driveway shared by neighboring properties and requests fewer parking spaces than an earlier proposal after receiving feedback from neighbors. The application also says grapevines were relocated to provide additional screening around the proposed parking area.

The hearing comes after the town issued a notice of zoning violation related to parking at the property. The notice advised the owner that one option to address the issue was to seek Planning Board approval of a revised parking plan.

Neighbors have also submitted comments ahead of the hearing. In a letter to the Planning Board, one property owner objected to increasing the number of parking spaces, saying they believe the currently approved 35 spaces are sufficient and raising concerns about traffic and the use of a nearby private drive.
