Local real estate specialist Michael Mahoney just put together a deep-dive look at the 12 homes that closed last month, and the numbers are eye-opening. The average sales price pushed to $949,708, with homes selling for an average of 103.73% of their original listing price. Properties went fast, averaging less than three weeks (21 days) on the active market.

The data shows fascinating contrast across our local neighborhoods—from a cozy, fast-moving Cape on Clark Avenue that went in 4 days for $460,000, all the way up to luxury new construction on Litchfields Way hitting $1.8M.
