Local homeowners and prospective buyers in the Greater Boston area may be seeing the first signs of a spring market "thaw." According to the latest national data from the National Association of Realtors® (NAR), pending home sales across the U.S. rose by 1.8% in February 2026.
While the national U.S. Index currently sits at 72.1, the month-over-month growth suggests that market dynamics are beginning to shift as we head into the busier season.

Dr. Lawrence Yun, Chief Economist for the NAR, attributes this uptick to improved affordability conditions. As buyers find more favorable terms, more are moving forward with contracts.

Regional Breakdown: How Does the Northeast Compare?
The national growth was largely driven by a surge in the Midwest, which saw a 4.6% increase due to its status as the most affordable region in the country.
However, the Northeast was the only region to see a decline this month, falling 3.6%. This local dip often signals a tighter inventory environment, which can actually benefit sellers who are ready to list their homes now before competition increases.
