According to the June 2026 housing metrics released by the Massachusetts Association of REALTORS®, the single-family market in Walpole experienced another surge in property values alongside a significant bump in summer buyer activity.

- Median Sales Price: Reached $975,000 in June 2026, up 8.6% compared to June 2025 ($897,500). Year-to-date, the median sales price sits at $875,000 (+10.4% YoY).
- Percent of Original List Price Received: Sellers received an average of 103.4% of their original asking price.
- Pending Sales Surge: A total of 33 homes went under contract in June—a 37.5% increase over June 2025 (24 pending sales).
- Inventory Constraints: Active inventory stood at just 22 available homes at the end of June. That represents a 1.4-month supply of inventory (-33.3% YoY), maintaining a clear seller-favorable dynamic.
- Days on Market: Cumulative days on market until sale averaged 26 days.
Condominiums: More Options for Buyers
Walpole's condominium market presented a slightly different rhythm in June, giving buyers more entry-level opportunities:
- New Listings Jump: 11 new condo listings hit the market in June, representing a 175% increase compared to June 2025 (4 listings).
- Closed Sales Up: Closed sales increased to 8 units (+60.0% YoY).
- Median Sales Price: Held steady at $545,000 (-0.4% YoY), with the year-to-date median price up 4.0% to $550,000.
- List Price Realization: Condos sold for an average of 99.6% of original list price, reflecting a balanced, fair-market negotiation setting.
