WALPOLE, MA — The February 2026 housing data for Walpole is in, and the numbers reveal a market characterized by rising values and high-velocity sales. While total closed sales saw a seasonal dip, the underlying demand remains robust as we head into the spring season.
Single-Family Homes: Fast Sales and Higher Valuations Walpole's single-family market continues to be a stronghold for sellers. The median sales price for the month rose to $661,000, a 1.7% increase over February 2025. Looking at the broader picture, the year-to-date median price has surged to $820,000, marking an 11% increase year-over-year.
The most striking trend is the speed of the market. The cumulative days on market until sale plummeted by 58.3%, with homes now selling in an average of just 15 days. Buyers are finding a bit more to choose from, however, as new listings increased by 36.4% compared to last February.

Condominiums: Price Surges Amid Tight Supply The condo market in Walpole saw even more dramatic price shifts this past month. The median sales price for a condominium spiked to $790,000 in February, a 48.4% jump from the previous year.
This price hike is largely driven by a lack of inventory. The number of homes available for sale dropped by 33.3%, leaving only a 1.3-month supply. Despite the limited options, sellers are still receiving nearly 100% of their original list price, signaling that competition remains fierce for available units.
