WALPOLE, Mass. – The single-family housing market in Walpole has started the year with a significant transformation, according to a local market update based on data through February 2026 provided by the Massachusetts Association of Realtors®. While the median sales price continues to climb, overall sales volume has dipped significantly compared to the same period in 2025.

Home values in Walpole remain strong. The median sales price for a single-family property in February 2026 was $661,000, representing a modest 1.7% increase over the $650,000 median price a year prior. When looking at year-to-date figures, the rise is even more pronounced: the median YTD price is $820,000, which is an 11% surge from the 2025 YTD price of $738,920.

In sharp contrast to the rising prices, the number of successful home closings has fallen drastically. Only three single-family homes closed in February 2026, a 66.7% drop from the nine sales recorded in February 2025. This downward trend is also reflected in the year-to-date numbers, with 13 closed sales so far in 2026 compared to 19 in 2025, a reduction of 31.6%.
Inventory Shows Slight Signs of Easing
A potential glimmmer of hope for buyers navigating the competitive market is a noticeable increase in available inventory. There were 17 homes listed for sale in February 2026, up 30.8% from the 13 available a year ago. Additionally, the market saw 15 new listings come on board in February, a 36.4% uptick from last year's 11 new listings.

While the price increases benefit sellers, the slowing sales volume creates a complex environment. The inventory increase suggests a potential move towards a slightly more balanced market, but overall supply still remains historically tight.
