Worcester Housing Data Shows More Listings, Steady Sales For February
Real estate experts suggest that harsh winter conditions contributed to reduced buyer activity.
WORCESTER, MA — New housing data suggests that in Worcester, the number of closed sales has remained the same, while the number of new listings has gone up since last year.
Housing data for February 2026 from the Massachusetts Association of Realtors showed mixed trends for Worcester. The city recorded 48 closed sales, unchanged from the same time last year, showing steady buyer demand despite shifting market conditions.
At the same time, 86 new listings hit the market, up 26.5% from last year. Even with more homes available, prices went down slightly, as the median sale price for a single-family home fell 1.6% compared to February 2025. The median sales price for Feb. 2026 was $451,600, according to the data.

MAR suggests that harsh winter conditions contributed to reduced buyer activity. With the weather improving, the association said there is optimism for interest from buyers and sellers in the coming months.
“It’s common to see a decrease in activity in the winter, especially considering the extreme weather in February,” said Kristen Keegan, 2026 president of MAR and broker representing Silver Key Homes Realty. “Mortgage rates have also been a rollercoaster lately, swinging as markets react to new economic data and global events... As we turn the corner towards warmer weather, we anticipate renewed market participation, which hopefully leads to a very active spring.”
