• Playhouse neighbor, Starbucks present revised plans to planning board (therecorder.org subscription) — Bedford's Planning Board just reviewed scaled-back designs for a mixed-use building beside the Bedford Playhouse and advanced plans for a new Starbucks with drive-through at 777 Bedford Road in Bedford Hills. Both projects are moving through environmental and site-plan review, with Starbucks already receiving preliminary approval after design tweaks, landscaping changes, and coordination on water and wastewater service. 
• Neighbors cool to Katonah church's plan for subdivision (therecorder.org) — Neighbors in Katonah are pushing back on St. Mary's plan to subdivide its Valley Road property into three lots, fearing it will eventually bring dense development and more traffic. Bedford's Planning Board says any future building would still need approvals, but must now weigh long-term impacts, zoning for village apartments, and whether a less intensive two-lot option is viable.
