Meeting To Discuss Proposed Housing Complex Set For February

The proposed 190-unit senior apartment complex will be discussed during the zoning board meeting next month. One residents cites concerns.

EAST PATCHOGUE, NY — A proposed senior housing complex proposed in East Patchogue will be discussed during a Town of Brookhaven zoning board meeting scheduled for next month. The 190-unit apartment complex was proposed for Sipp Avenue south of Woodside Avenue by the Garden City-based development company Engel Burman during a public hearing last week.

According to Paul Falvey, a local resident of Sipp Avenue, the applicant is requesting a zoning wavier to build the complex. The property was changed to permit an "assisted living " facility in 1998, which allows for a maximum of 46 units but now the application will allow for "55 and older" facility. The complex would be comprised of six two-story buildings with two stories and one three-story building.

However Falvey, who attended the previous zoning board meeting on Jan. 27, cited several concerns he believes the proposed complex will bring to the area.

One problem he foresees is that the development would cause an abundance of traffic in the area, stating that Hospital Bridge currently "over loaded" with traffic already. He says the development would add over 200 cars and delivery trucks to the area, which could potentially create a problem for local emergency response, according to Falvey.

He said that at the end of the last session Engel Burman agreed to meet with the local emergency response team to discuss their concerns.

He also presented concerns with the sewer capacity, which he says has been problem since the nearby Walmart was built in 2014 and water main issues in the area.

"The zoning board appeared unconcerned with the traffic, sewer capacity, or present water main issues on Sipp Avenue," he told Patch.

The complex will be discussed during the next Brookhaven zoning board meeting set for Feb 19.
