Rents Under $900 Are Up For Grabs In This Brooklyn Housing Lottery
Brooklyn's latest affordable housing lottery offers studios for households earning at least $34,000—here's how to get in on it.
CROWN HEIGHTS, NY — A sleek new affordable apartment complex just entered the city’s housing lottery this month, and certain units only require residents to earn around $34,000 a year to qualify.
The 65 apartments are part of Prosper Brooklyn, a 17‑story residential building at 1042 Atlantic Avenue in Crown Heights. The luxury‑style tower sits just a couple of blocks from the Barclays Center, placing future residents steps from various transit options and neighborhood events.
All units are live on the city's housing lottery—but only for applicants earning 40 to 130 percent of the area median income (AMI), with eligibilities from $34,492 (single person) to $121,440 (family of five).

Rents for the studio apartments range from $844 to $2,400 per month, compared with $976 to $3,250 for the two‑bedrooms. The apartments are divided by applicants’ area median income (AMI) levels, with lower AMI tiers offering the most affordable rents.
For example, at 40 percent AMI, there are ten studios with a monthly rent of $844 for incomes ranging from $34,492 to $51,840; 28 one‑bedrooms with a monthly rent of $869 for incomes ranging from $36,652 to $58,320; and 11 two‑bedrooms with a monthly rent of $976 for incomes ranging from $43,475 to $70,000.

On the other end of the spectrum, at 130 percent of the AMI, there is one studio with a monthly rent of $2,400 for incomes ranging from $72,000 to $124,150; nine one‑bedrooms with a monthly rent of $2,790 for incomes ranging from $76,149 to $139,620; and three two‑bedrooms with a monthly rent of $3,250 for incomes ranging from $121,440 to $227,500.
People can apply online via the Housing Connect website or by mail with a self-addressed stamped envelope to: Prosper Brooklyn Apartments C/O Reside Affordable, 349 Keap StreetBrooklyn, NY 11211.
According to officials, roughly twenty percent of the units will be given preference to Brooklyn Community Board 8 residents.
The building is under construction through the Inclusionary Housing Program and expected to receive a 421a tax exemption from the NYC Department of Housing Preservation and Development.
The deadline to apply is April 13.
Prosper Brooklyn comes with a full slate of on‑site amenities, including a game room, movie theater, pet‑washing station, coworking lounge, outdoor courtyards, a tranquil zen garden, a dedicated Pilates room, a sauna with a cold‑plunge pool and a pickleball court. Additional fees may apply for certain amenities.
The building allows up to two pets per apartment, with a combined weight limit of 50 pounds and a $300 refundable pet deposit.
