Plans approved for The Frances, mixed-use building with 390 housing units in Forest Hills (qns.com) — Forest Hills is a step closer to getting The Frances, a 21-story mixed-use building on Queens Boulevard with 390 rentals, including 100 affordable units, plus new retail and infrastructure upgrades. As the City Council prepares for a final vote, Queens Community Board 6 is already working with existing storefront tenants to relocate them during construction and prioritize their return.
   

2. Upcoming Woodside mixed-use building with nine units nearly topped out (qns.com) — Construction is nearing the top on a new nine-unit mixed-use building in Woodside, bringing fresh rental apartments, commercial space, and a community facility to this Queens neighborhood by late 2027. Located near the 7 train, LIRR, and several bus lines, the project will sit close to local schools, the library, and playgrounds, potentially reshaping daily life on nearby blocks.
   

3. Sutphin Senior Residence Opens In Jamaica: See Photos (patch.com) — A new 15-story Sutphin Senior Residence has opened in Jamaica, Queens, bringing 173 affordable and supportive apartments for older adults and formerly homeless neighbors, plus an on-site health center. Queens residents can access primary care, women's health, pediatrics, behavioral health, and soon dental services, all in an energy-efficient building designed for seniors' mobility and comfort.
   

4. Pet Owner Facing Deportation Leaves A Heartbreaking Note To Whoever Finds Her Cat (thedodo.com) — A Queens animal rescue group, Puppy Kitty NYCity, found a cat named Mia left outside their shelter with a note from her owner, who is facing deportation and had nowhere else to turn. Volunteers are urgently seeking a quiet foster home in Queens or nearby so Mia can escape the crowded shelter, feel safe again, and receive any needed medical care.
   

5. Accused squatters living in Queens home arrested after 7 On Your Side investigation (abc7ny.com) — In Bayside, Queens prosecutors have arrested two people accused of illegally occupying a vacant million-dollar home, following complaints from neighbors and a TV investigation. The pair now face burglary, larceny, and trespassing charges, have been barred from returning to the property, and could face significant prison time if convicted, offering some relief to nearby residents.
