AvalonBay Communities Proposes Apartments in Fairfax City

FAIRFAX CITY, VA -- Plans are coming into focus for AvalonBay Communities, Inc.'s proposal to redevelop a site currently occupied by the Breezeway Motel, Fairfax Gardens Apartments and several adjacent residential lots into a residential planned development in Fairfax City.

The development would feature 300-plus upscale apartments as well as some townhomes, according to developers.
The 5.18-acre site is located within the block bounded by Fairfax Boulevard, Oak Street, Second Street and Walnut Street. It consists of a consolidation of eight parcels. (See a map below of the location.)

The development is close to the 18-acre campus of Paul VI Catholic High School; the Arlington Diocese, which is moving that school to Loudoun County, is exploring how to develop the site after the school closes in 2019.
AvalonBay's proposed apartments will "be done by the time they [the school site] get started," the company's David Bookhout said this week.
AvalonBay is headquartered in Arlington and counts numerous apartment developments in Northern Virginia, including at the nearby Mosaic District.
The company and the City of Fairfax are in negotiations over details of the project.
