North Hill Park Construction To Begin As Part Of Development
As part of the upcoming North Hill residential community, the Fairfax County Park Authority is adding a new park.

HYBLA VALLEY, VA — As the vacant North Hill site is revitalized with a residential development, the Fairfax County Park Authority will start construction on a park.
The North Hill development's park will be located near the new apartments and townhouses at Richmond Highway and Dart Drive in Hybla Valley. The 12-acre park will include trails, a pavilion, pickleball courts, a half basketball court, playground and fitness areas, an open lawn area, picnic tables and benches.
The park authority's contractor has mobilized on the site with active construction activities starting in early July. During park construction, a temporary construction entrance will be used on Popkins Lane on the Bryant Alternative High School. Construction hours are 7 a.m. to 9 p.m. on weekdays.

Construction is expected to be done in spring 2023. The $1.45 million park project is funded through the 2016 park bond and the Fairfax County Department of Housing and Community Development.
The North Hill development on over 30 acres will include 216 affordable apartment units, 63 affordable senior independent living apartments, 175 market-rate townhouses and the North Hill Park. The groundbreaking was held in 2020, and the project timeline calls for completion later in 2022. Leasing could begin as soon as the summer.

North Hill's 216 affordable units will be spread out among four buildings along Richmond Highway, each with a height of four stories. Another building along Richmond Highway will be dedicated to the affordable senior units. The 175 market-rate townhouses will be along Dart Drive. A public plaza will be located between the apartments and townhouses at Richmond Highway and Dart Drive with benches, plantings, lawn, fitness equipment and a ping pong table and chess tables. The development will be near one of Fairfax County's planned Bus Rapid Transit stations at Lockheed Boulevard.
