Study About Low Housing Inventory in Arlington

Arlington County will examine housing inventory in 2020 to determine alternatives to low inventory and rising prices, possibly giving homebuyers additional housing options in the tight market. Particularly with the addition of the Amazon headquarters, as well as Arlington’s Virginia Tech Research Center and other entities sure to follow, a lot of light is shining on the county’s housing supply moving into 2020.

“One of the areas in which Arlington can address housing challenges is within its regulatory and policy framework,” according to a housing study framework document dated Dec. 17. “Arlington’s current land use policy and Zoning Ordinance limit opportunities to build ‘missing middle’ housing types, such as duplexes and triplexes.”
The framework notes an Arlington County Board resolution from March 19 that said, “Efforts need to focus on strategies and tools to provide other housing types and price points not readily available in the Arlington market.”

If the fruits of the study are effective, it could be some relief for homebuyers facing higher prices and low inventory.

According to the framework, Arlington housing, planning and other departments will provide input with the staff developing a timeline in the first quarter of 2020. Work on the study will likely begin after March 2020 and is expected to last up to 18 months.
