Demographic Report Released For 2019: Key Findings For McLean

MCLEAN, VA — Fairfax County has released its 2019 demographic report, showing the county's population overall is becoming richer, older and more ethnically diverse. The county's estimated population is 1,167,000, a 1.2 percent increase from last year.

The demographic report breaks down demographic changes by supervisor districts, planning districts, zip codes and other units. We looked at population, housing types and housing values in the zip codes 22101 (McLean) and 22102 (West McLean and part of Tysons). Below are some key findings from the report, as well as trends for Fairfax County as a whole.

Population and Future Growth

Since the 2010 Census, Fairfax County’s population grew at 6.4 percent, a smaller pace than the state's 8 percent growth rate. Nevertheless, the county is more populous than Alaska, Montana, North Dakota, Rhode Island, South Dakota, Vermont and DC.

The population in McLean's 22101 will likely see steady increases continue. The zip code 22102 has a lower population than 22101, but it will likely surpass the neighboring zip code within the decade.

The population of 22101 stands at 30,789 in 2019. That's expected to increase to 31,127 in 2020 and 32,233 by 2030. By comparison, 22102 has a population of 28,921 and is slated to rise to 29,473 in 2020 and 41,484 by 2030.

Housing Unit Types

Single-family homes dominate in 22101 while multifamily units are the majority in 22102. McLean's 22101 zip code has 9,179 single-family homes, 1,256 multifamily units, 1,037 townhouses, 14 duplex units and 13 multiplex units. The 22102 zip code has 9,358 multifamily units, 3,372 single-family homes, 548 townhouses, 335 multiplex units and two duplex units.

Overall, housing units are forecast to increase to 11,654 in 2020 and 12,102 by 2030 in the 22101 zip code. The units in the 22102 zip code will reach 13,961 in 2020 and 20,842 in 2030. Data on which types of housing units have the highest projected increases was not available in the report.

The highest number of housing units in the county can be found in Annandale's 22003 zip code (19,759 units).

Housing Market Values

The report does not show median market values for homes based on zip codes. The Dranesville District, which encompasses McLean, had the highest median market value of any district in Fairfax County. The $822,313 median market value is well above the second highest — $601,151 in the Hunter Mill District. The median market value for a single-family detached home in the Dranesville District is $907,169, while a single-family attached home is $419,900 and multifamily unit is $244,542.

Based on median household income, Fairfax County is the seventh richest county in the U.S. The median household income of $122,277 is nearly two times the national average. The poverty rate is 6.2 percent compared to the nation's 11.8 percent average.
