Tysons Office Tower At 8000 Towers Crescent Gets New Leasing Team

Stream Realty Partners will handle leasing for the 481,007-square-foot office tower on behalf of JAG Tycon Towers, LLC.

TYSONS, VA — Stream Realty Partners has been awarded the leasing assignment for 8000 Towers Crescent Drive, a 481,007-square-foot office tower in Tysons, according to a March 24 announcement. The firm said Executive Vice President Carter Byrnes and Co-Managing Director Erik McLaughlin will oversee leasing on behalf of the owner, JAG Tycon Towers, LLC.

The 17-story building is part of the broader Towers Crescent mixed-use development along the Capital Beltway. According to the announcement, the tower was originally designed by Philip Johnson and John Burgee Architects and was named a 2022 Best Site for Commuters by USF’s Center for Urban Transportation.

“Towers Crescent is one of the most sought-after office locations in Northern Virginia and offers an unsurpassed combination of quality and value for tenants looking to upgrade their image and location,” Byrnes said.

The building includes a recently renovated Tower Club with a bar and lounge, upscale dining, an outdoor terrace and conference facilities with 360-degree views of the D.C. metro area, according to the announcement. Other on-site amenities listed in the release include a 24/7 fitness center with personal training, Chima Steakhouse, Monumental Market and a 300-person conference center at 1850 Towers Crescent Plaza. Tenants also have access to SIMPLI, which the announcement describes as a full-service workplace concierge program.

The property is connected by pedestrian bridge to Tysons Corner Center, which the announcement described as a 2.2-million-square-foot retail and dining destination with more than 300 retailers and 11 full-service restaurants. The shopping center can be reached in about three minutes on foot, according to the release.

The Tysons Central Metro Station is a seven-minute walk from the property, with roughly 80 percent of the route covered, according to the announcement. The release also cites immediate access to Interstate 495, the Express Lanes, the Dulles Toll Road and Interstate 66, as well as more than 1,750 parking spaces at a ratio exceeding 3.0 per 1,000 square feet.

According to the announcement, 8000 Towers Crescent has a typical floor plate of about 25,466 square feet. Available blocks range from 2,000 square feet to more than 150,000 contiguous square feet, which Stream said can serve a wide range of tenant needs in Tysons.

Stream Realty Partners describes itself as a national commercial real estate firm providing leasing, investment and development services. The company said it is headquartered in Dallas and has more than 1,550 professionals nationwide.
