Waterfront Retail And Condos Up For Approval In Alexandria

The Planning Commission will consider a mixed-use development near the waterfront, which could include two new restaurants.

ALEXANDRIA, VA—The Planning Commision is set to consider a plan Tuesday for a mixed-use development, which would include condominiums and possibly two new restaurants and other retail space near Alexandria's waterfront on The Strand.

Arlington-based real estate developer IDI is proposing the development at 205 and 211 Strand Street next to Hotel Indigo and facing Point Lumley Park. The 211 building would be completely rebuilt as a five-story property with a restaurant on the ground level, 16 condo units above and a parking garage on the first level. 205 would be renovated to include a restaurant on the ground floor and two condo units on the third floor.

The developer has not announced specific restaurants or retail at this time. The developer's site also includes 203 Strand, home of Chadwick's. There will be no changes to that restaurant. The condo units will provide waterfront views for its residents. Eight of the 18 units will face the river, and the remaining ten will have balconies with waterfront views. Residents will also have a rooftop patio with additional waterfront views. The project will add pedestrian walkways to connect retail on The Strand and Union Street and increase waterfront visibility from Union Street.

City staff are supportive of the plan, which would bolster the work to revitalize the waterfront. Nearby, Hotel Indigo, Alexandria's first waterfront hotel, opened in 2017 with Chef Cathal Armstrong's Hummingbird restaurant. And development will soon get underway for a new waterfront plaza as part of the city's Waterfront Plan. It is expected to be open to the public in the fall.

The Planning Commission will consider the mixed-use development Tuesday, Feb. 6 at 7 p.m. in the City Hall Council Chambers. For more information about the proposal, visit the developer's website.
