What to Know Before Investing in Property in San Diego

San Diego is home to approximately one and a half million people. It’s the second biggest city in California and one of the ten biggest and fastest growing cities in America. The San Diego housing market is one of the most competitive in the world, but it also boasts an impressive ten-year record of being one of the best long-term residential real estate investments in the United States and predictions for 2019 indicate that rent will increase by 8.4% and property by 4.7%. This is great news for someone looking to invest in San Diego down the line.

There are several different approaches to take when deciding how to invest in residential property. One approach is to flip a house. The idea behind successfully flipping a house is to buy a property that is in need of substantial repair but that comes at a great price. This is a very time-consuming and expensive process because of all the fixing up that will need to be done to make the house sellable again. Buying a fixer-upper in a good neighborhood in San Diego is like finding a hidden gem. If you’re lucky enough to find one, and you have the resources to purchase and do the maintenance, then, by all means, go for it. This is definitely an approach that will pay off in spades as long as you’re willing to make the cost and time commitments.

If that doesn’t seem like your cup of tea, another approach is to become a landlord by purchasing a house and then renting it out. San Diego has some amazing beaches, so a weekly vacation rental is always an option if you pick a property near the ocean. This can be rentable year-round, as well as being a great option for you if it’s ever vacant. For non-beach rentals, there is always the option to find a long-term renter, which will cut down on the time and expenses that are tied in with constant turnover. The downside to being a landlord is that you are responsible for the upkeep and maintenance of the property and you have to trust that renters will respect the space.
