AVON, CT — After the Planning and Zoning Commission denied plans for a controversial 95-unit residential development, a developer is considering new plans for the Blue Fox Golf Course site, The Hartford Business Journal reported. Simsbury developer Anthony Giorgio said he's planning on purchasing 52 acres of the site for a to-be-determined project.

The new plans will not be for single-family residential units, as Giorgio said he was "not going to go into that quagmire," according to the Hartford Business Journal.

The initial project met stiff opposition from a neighborhood group called Save Nod Road.

Thirty-seven acres of the golf course would have been zoned residential to make way for the project. The remainder of the 80 acres Keystone intended to purchase from the golf course would have been put into a permanent conservation easement that will protect it forever from future development of any kind, according to a statement from developers.

However, opponents garnered over 1,700 signatures opposing the project.

Because the development would have been on part of a golf course, there were concerns that the housing would result in more flooding in the area, a factor the commission noted in its decision. Residents have also said additional traffic could be a problem.
