July sales for single family residences of 16 were 60% higher than last month. The most recent quarter had 64% more sales than the same quarter last year, and the most recent twelve months sales were 29% higher than the previous twelve months.

The number of single family homes on the market as of 8/1/2013 (82) is 21% higher than a month ago on July 1, 2013.
The July median sold price has reduced to $345,750 from the $397,000 of June driven by two high value sales in June.

The ratio of sales price to listing price remains in the 96% to 99% range indicating the small level of reduction from the original listing price.
There has been no significant change in the time it has taken to sell the individual listing this quarter from the same quarter a year ago.
