What Sold in March?

What was sold in March, and how does that compare with the past? As has been said countless times before, all Real Estate is local. What you hear or read on the national level, is rarely applicable to the local market. Additionally, it is interesting that real estate trends appear to start on the West Coast and then slowly work their way East. In March, there were five single family homes sold in Canton. This is quite a bit lower than the 9 sales in February, but in line with the 5 sales in January, and the 6 sold in December. There have been 110 sales in the past twelve month period, which is a huge 31% increase from the next prior twelve months. Of the five homes sold in March there were two in excess of $600,000. These two sales really impacted any average sale price comparison among recent prior months. In our surrounding towns of Avon, Farmington, New Hartford and Simsbury, March sales were down about 11% from the prior month. Their total sales for the past twelve months were 17.7% higher than the next prior twelve months. Cantons variation, as noted above, was a 31% increase.
