Greenwich Car Dealership Seeks Expansion, Upgrades To Property: P&Z Documents

GREENWICH, CT — A proposal to expand and upgrade a car dealership in town has been modified and resubmitted after the Greenwich Planning & Zoning Commission held a pre-application review last fall.

Toyota of Greenwich is looking to construct a 1,024 square-foot addition to the front right corner of the existing building at 75 E. Putnam Ave., according to documents recently submitted to planning & zoning.

The proposal brought forward last year had a proposed 1,150 square-foot addition.

The addition would accommodate interior renovations and improvements to the customer waiting area, restrooms, break room and sales areas, submitted documents state.

"This project was reviewed by the Planning & Zoning Commission last year as a pre application and has been revised to include responses raised during that review process including the reduction of the size of the proposed addition at the north western corner of the building so as to comply with the required side yard setback," said Eric Brower, a land use planning and zoning consultant, in submitted documents. Brower is also a member of the American Institute of Certified Planners.

Plans also call for an enclosed service drop-off area of 852 square feet, up from 840 square feet last year, added to the left side of the building.

The existing mezzanine level will be modified to help with file storage, conference rooms, mechanical and storage areas and office space, according to the latest proposal.

Additionally, the front exterior of the building will have an updated facade "in keeping with current Toyota design standards."

There will be no increase in the number of employees, service bays or traffic related to the proposed improvements, Brower noted.

Toyota of Greenwich has been owned and operated by the Steen family for over 50 years, Brower said.

"The proposed project is quite modest compared to the renovations and expansions of other major dealerships along West Putnam Avenue," Brower said.

The proposal has yet to be scheduled to go before the Greenwich Planning & Zoning Commission.
