Holly Springs Approves 108-Home Subdivision

HOLLY SPRINGS, GA -- It appears property owned by a well-known Cherokee County family is slated to be developed into a subdivision.

That's because the Holly Springs City Council on Monday voted to approve a petition to annex and rezone about 28.43 acres of land on Stringer Road at Hickory Road from agricultural and R-40 residential to planned development residential (PDR) to accommodate an 108-unit residential development.

The application was submitted by Ben Cagle, and the property is owned by Cagle's family. The development, located on the northwest corner of Hickory and Stringer roads, would be geared towards active adults.

The city approved the request with a number of staff stipulations, including:

  • limiting the density to 3.8 unit per acre;
  • establishing a minimum lot size at 5,000 square feet;
  • requiring all lots to be fee simple in nature;
  • limiting the development to detached, single family residential structures;
  • installing a 35-foot planer buffer along the west side of the property adjacent to the Hickory Cove subdivision;
  • providing a $993 per lot mitigation fee before the issuance of each building permit, as requested by the Cherokee County School District;
  • implementing improvements to Stringer Road, such as a deceleration lane, a left turn lane, curb and gutter improvements and a sidewalk.
  • contribute $10,000 towards the purchase of fire department equipment for Cherokee County Fire and Emergency Services; and
  • contributing $550 per lot to the city of holly springs, which will be used for roadway and signal improvements at the intersection of Stringer and Hickory roads.
