Hire an agent who knows Mableton real estate

BEWARE: Hiring the wrong agent may mean the difference in selling your home or not

Selling in today’s real estate market means working with a real estate professional you can have faith in to sell your most prized asset. Owning a property in South Cobb has many perks including access to the Silver Comet Trail, local shopping, top private schools, short trips times to Buckhead, Downtown Atlanta and the airport. The area offers a bevy of well appointed and value priced homes compared to East Cobb County and in the City of Atlanta within the same price ranges. At times a homeowner’s needs change and they decide to move away from the area; creating a need to hire a local real estate professional to sell their current home and purchase of another. The hiring process to find a local REALTOR may simply take just asking a neighbor or friend for a referral or can take to task a complicated process of interviewing several agents for the job of selling your property. Parading agent after agent through your home can seem daunting and listening to presentation after presentation about market statistics, sales records, and tips to sell your home faster, for more money, and with the least amount of hassle can begin to sound like a broken record.

At the end of the process you hire an agent who you feel will get the job done. You find the agent you feel understands your needs - You are not in a hurry to sell, you don’t want to give your home away on pricing, you want a ton of marketing on the home and only want qualified buyers to tour the home. Does that sound about right? Well, of course it does! One final piece to your hiring puzzle however is finding the best agent who lives and sells locally. Many real estate agents who sell properties in South Cobb, do not live in the area or know much about the the area. Most agents have been trained on the mechanics on selling a home, but not on South Cobb real estate specifically.

It is fair to say most real estate marketing from outside agents is decent. Anyone can present a good marketing package, write a paragraph or two about a home, take nice pictures and put a sign in your yard. Rarely does an outside agent understand the nuances about South Cobb beyond what can be found online. Very few can share with buyers the best way to travel to view your home that would be the most scenic. Very few can share which drug store is best to travel to in the middle of the night or who has the best customer shopping experience at local stores, or the best way to avoid traffic during rush hour. Very few will know about gems of the local schools and will just use the online school scores as the primary judge of how good or marginal a school may be. Very few will understand where the best features of the Silver Comet Trail is located or where the best seating at the Barnes Amphitheater during local concerts are located or even the fact that South Cobb has a annual concert series. Having a local REALTOR who understands the area and your selling needs is vital to a successful marketing and sell of your property.

An agent who has quick access to show your home to qualified and motivated buyers can make or break a deal with a hot buyer. If you agent is not readily available your your home may sit on the market for months.

How many homes did you sell in the last 12 months?

A real estate agent full time in the the business should have sales each month to support their marketing efforts on the properties they list. If he or she are not as active in real estate, you may be putting your most prized asset in the wrong hands.

What can you share with me about the area that you would tell a prospective buyer?

A local South Cobb REALTOR should have readied answers about the area for your buyer to feel comfortable about buying in the area.

Other than internet marketing, mailers, signage and open houses, how would you sell my home to local buyers?

Internet marketing is a big part of your home selling success. However, the internet does not tell the whole story of your home. It is a combination of many small marketing tasks that will get your home sold. Caravan events, canvassing with flyers and invitations door to door, festivals and other community events as well as email blasts to our pool of buyers and past clients all help to support our marketing efforts.

What do you think the final sales price will be for my home?

Each home has a range in which is common for comparable homes in your area. Your agent of choice should be able to share numbers with you. If they cannot, you may not have the right agent working for you.
